Before you start shopping for the perfect home in an area you are considering for your new home, you will need to do a little research. You must assess the area in which you are considering living and learn about any issues that may be present. Understanding any current or potential community issues can help you weigh what is best for your family before choosing a house. This Home Buyer Guide is designed to help you navigate the many steps in finding, buying, and owning your next home.

Begin the loan approval process
Meet with a lender and get pre-approved for a loan to save time during home search and improve negotiating position.

Set up your home search
View homes and select THE ONE. Use our Personalized Home Search form to get started.

Make an offer
Review market conditions and decide to present a competitive offer. As your REALTOR®, I draw up all documentation and ensure terms are in your best interest. The process may go back and forth a few times to get to your desired terms.

Under Contract
After both parties sign the contract, the buyer writes an “earnest money/option fee check” or uses a secure wire option with the title company. Title Company opens escrow and your option period begins.

Inspection and Repairs
During the option period (can be 3-14 days), final details are handled and inspections are performed to ensure the property is delivered in the condition acceptable to you. As your REALTOR®, we negotiate home repairs based on the inspectors recommendations.

Prepare for Closing
The buyer wires or brings a certified check for down payment and photo ID to the closing to Title. Once the lender releases the funds to the seller, the buyer becomes the new homeowner.
